NO RESERVATION DEPOSIT

Most developers in Ghana would require you to make a non-refundable reservation deposit of $5,000 to reserve a unit, in addition to a pre-agreed regular installment payments from the buyer as the construction continues and final payment just around completion time.

BUT with us, by virtue of our built-in direct off-plan mortgages, there are no reservation fees or deposits and neither are pre-approved prospective buyers required to make any installment payments as project progresses.

Prospective buyers are required to just demonstrate their financial capacity to make regular pre-agreed monthly repayments for a property their verified incomes from legit sources (AML/CTF Compliant) qualifies them for, via a Pre-Approval Mortgage Letter from a regulated traditional bank, or a straightforward one from our in-house direct mortgage providers.

We eliminate the inherent risks that come with off-plan projects outright, because we DON'T need your payments to start and/or complete our affordable housing projects !!

DIRECT RELIABLE CONSTRUCTION FUNDING SOURCES

At DCANS Developments Ghana, we don't believe any sustainable affordable housing programme can be started and sustained successfully with funding from any of the traditional banks in Ghana, or rely on prospective buyer projects. Our construction funding mix, has zero short-term pressure expensive funds.

Buy virtue of our direct in-house reliable funding options, we don't rely on upfront mandatory reservation deposits to start and/or complete our constructions. Our streamlined seamless buying process is meant to guarantee absolute peace of mind.

BUYING FROM US

Minimum Qualifying Net Monthly Household Income for our Affordable Housing Homes is GHs5,000. And if you multiple 50% of your current net monthly income by the remaining number of months till retirement at 60 (or 65-67yrs for non-Ghana residents in jurisdictions when pension age above 60), the results must be above GHs400,000 before you can qualify to buy from us.

For example:

If you earn say GHs10,000 as a 30yr old living in Ghana, 50% of your monthly net is GHs5,000. This person will have maximum of 30yrs (360 months) remaining active working months to retirement at age 60.

So if you multiple this person's 50% net monthly income (which is GHs5,000) by 360 months, we get GHs1,800,000.

BUT, with the same example, a 55yr old person living in Ghana, will not qualify to buy from us because, if we multiply this person's GHs5,000 by 60 months (60yrs - 55yrs), we will get GHs300,000.

Please don't contact us if you meet this minimum net monthly income and income multiple requirement.

WHEN RESERVATION DEPOSIT MAY BE REQUIRED

So long as you're not making any changes to our architectural and/or structural drawings (where applicable), you don't pay a dime to us towards construction or project completion of your chosen project, aside the one-time refundable pre-approval fee of GHs5,000 for Ghana Residents (and GHs10,000) for Non-Ghana Residents - If you choose not to even buy from us for whatever reason(s), this small proof of employment and income checks (pre-approval) payment is even refundable.

However, if you're making a request to make changes to any of our designs, you will be required to make a pre-agreed reservation deposit or payment of GHs100,000 or above.
